image BASEMENT & CRAWLSPACE MOLD

While there are many moisture intrusion points in every home, the basement is the most humid, damp area of the household. This can be attributed to improper or outdated basement waterproofing or often in a foreclosed home a basement thats been flooded from a backed up or powerless sump pump. This excessive moisture can cause many problems and is the reason why the basement is the most common place in the home where toxic mold is found.

Common signs of a basement moisture problem are peeling paint, white, fuzzy calcium deposits on block wall (efflorescence), fuzzy growths on wood or paneling, black or green growth on any material (especially drywall) and of course standing water.

When moisture enters the basement space, it creates an environment conducive to mold growth and mildew because of the 50-70 temperatures and the naturally existing airborne spore, which is the small amount of mold in the air we breathe. The goal is to maintain a 40% humidity level. Anything above this combined with those adequate temperatures spells trouble. This can not only ruin your property but also cause major health issues if it's not adequately addressed.

The mold usually colonizes porous surfaces such as carpeting, drywall, cardboard, and overhead framing. It stands out in three dimensions like a layer of dust and can be any variety of colors, especially when it's on the framing.

Toxins released from the spore cause the foul odor associated with mold. Your body often rejects this substance through coughing.

The three major causes of basement mold are:

          Blocked up drain tiles

A non-functioning or improperly functioning gutter system

A powerless or failing sump pump

In more humid climates, it's important to check your basement regularly after it rains. This area lacks sunlight and air compared to the rest of the home. If water has accumulated here, mold is ready and waiting to settle there.
